TSX Broadway New York, NY

TSX Broadway combines a new hotel, retail space, and entertainment facilities with the landmarked Palace Theater in Times Square. The redevelopment raised the historic theater 31 feet, creating space for new retail floors and allowing excavation of an additional cellar.

Severud Associates designed a transfer system of three post-tensioned concrete girders, each 44 feet deep and spanning 140 feet, supported by reinforced super-columns. The system carries the new 32-story hotel tower and allowed tower and podium construction to proceed independently.

Concrete ring beams beneath the theater’s masonry walls distributed loads to computer-controlled jacks during the lift. Incremental post-tensioning of the transfer girders-controlled stresses and deflections as the tower rose, coordinating new construction with the preservation of the historic theater.
